Kitchens here range from the 1970s estates near the hill through the late-1990s spread westward, so we see original benches and full renovations in equal measure. Sinks, wastes and traps above the floor are our side of the job, and the kitchen and laundry plumbing work we do across Eatons Hill covers all of it.

What a Kitchen Sink Replacement Includes

A replacement connects the hot and cold supplies, the tap, the basket waste, the trap and the waste pipe, then finishes with a leak test. Each part has a job of its own.

  1. The supplies

Hot and cold lines feed the mixer, each with an isolation valve where one is fitted, so the bowl shuts off without the whole house going dry.

  2. The tap

The mixer mounts to the bench or the bowl itself, and its connections sit on the supply lines below.

  3. The basket waste

This fitting seals the drain opening in the bowl's base and clamps tight from underneath.

  4. The trap

The trap is the bent section under the bowl that holds a water seal against sewer gas rising up the drain.

  5. The waste run

The pipe from the trap to the drain line, including the spigot a dishwasher hose needs where a machine shares the waste. Our dishwasher installation page has that connection in full.

  6. The test

Water runs through everything before we leave, with every joint checked dry.

One legal note covers the parts themselves. Tapware, wastes and connectors we fit carry WaterMark certification and appear on the official product database, which the rule Australia-wide requires.

How the Sink Style Changes the Job

A top-mount sink rests on its rim above the bench cut-out, while an undermount hangs beneath the benchtop and needs a clean, sealed edge. The style you pick changes the fitting work more than anything else.

A top-mount drops in from above, and its lip covers a cut that only has to be close. Laminate benchtops suit it, and the fitting is the simpler of the two.

An undermount leaves the cut-out edge on show, so the cut needs to be exact and the edge sealed with silicone. Clips or brackets below the bench carry the bowl's weight, and stone benchtops are the usual pairing. Kitchen sink plumbing looks the same from below either way, but the bench work above the cupboard differs sharply.

Kitchen Sink Work and the Form 4

A licensed plumber does the connections in Queensland, and the paperwork depends on where the bowl goes. The categories come from the QBCC, not from us.

A new sink, or an existing one moved to a different spot in a standing house, is notifiable work. No council permit applies, and we lodge a Form 4 with the QBCC within 10 business days of finishing. You receive a copy for your records.

A like-for-like replacement in the same position is minor work. The licence requirement stands, but there is nothing to lodge and no permit.

The QBCC's registers online show a plumber's licence and whether a form has been registered for your property, so you can check both sides yourself.

Two extra cases sit outside the ordinary. A tenant needs the owner or manager's written approval on a Form 23 before attaching a fixture, and an apartment owner should check with us first, because some unit renovations need a council permit.

Leaks Under the Sink and Around the Tap

Five places account for most leaks under a kitchen bench: a trap or waste joint, the basket waste, the mixer base, a supply join, and the rim seal where the bowl meets the benchtop. Each shows up differently.

  1. Trap and waste joints

drip from the fittings directly below the bowl, often after a bowl swap has disturbed them.

  2. The basket waste

leaks where it clamps through the bowl, and a slack seal lets water seep past with every use.

  3. The mixer base

sends water down the bench or spout base, usually visible as a ring of damp.

  4. A supply join

drips steadily and constantly, because the line stays pressurised whether the tap is running or not.

  5. The rim seal

fails where old silicone has perished, letting wash-up water run under the edge.

A cupboard floor gone soft, a musty smell or staining with no drip in sight points to a slow leak. Kitchens along Queen Elizabeth Drive and the other early-1970s streets can hide one for months behind original cabinetry, so a soft floor is worth acting on early. Blockages are a separate problem, and our blocked drains page owns them.

What Changes the Price of a Sink Job

Whether the bowl stays put, whether new supply or waste points are needed, access under the bench, the benchtop, and the tap and fittings all shape the price. The figure arrives as a written fixed quote once we have inspected the job.

New kitchens are rare here: area-level approvals recorded 31 dwellings over five years, so almost every quote we write covers a replacement in an existing bench rather than a fit-out in a new build. That keeps most jobs at the simpler end.

Two add-ons sit on their own pages. The mixer itself is its own job, and our tap replacement page covers the choices. A filter tap on the bench is another extra our water filter installation page walks through.

Kitchen Sink Questions From Eatons Hill Homes

Call (07) 3523 7121

Do I need a plumber to install a kitchen sink in Eatons Hill?

Yes, the QBCC lists fixing or replacing sinks as regulated work for a licensed plumber or drainer. A sink is not on its short unregulated list, so the connections, the waste and the leak test all sit on the licensed side.

Can I install a kitchen sink myself at my Eatons Hill home?

No, the plumbing side of a sink is regulated work in Queensland. Only the QBCC's small unregulated list is open to you, such as swapping a tap washer or jumper valve, and a sink appears nowhere on that list.

Is a top-mount or undermount sink easier to fit?

A top-mount is the easier fit. Its rim covers the cut-out, so a slightly rough edge hides from view, and laminate benches suit it. An undermount sits beneath the stone, needing an exact cut, silicone sealing and support brackets to hold the bowl.

Why is water pooling under my kitchen sink?

Usually one of five places: the trap, the drain fitting in the bowl's base, the mixer base, a supply join, or the rim seal where the bowl meets the bench. A swollen cupboard base or staining with no visible drip means a slow leak is at work.

Does the dishwasher connect to the kitchen sink waste?

Yes, in most homes. The machine's waste hose clips onto a spigot fitted to the waste, so a replacement needs that spigot whenever a dishwasher shares the line. Our dishwasher installation page covers the connection in detail.
